Anyone, of any nationality. Oriel is in a freehold area, so you own your home outright.
What do I pay on top of the price?
The Dubai Land Department charges 4% of the price to register the sale, plus admin fees. On this plan the 4% is paid with the booking payment.
How is my money protected?
Every payment goes into the project's escrow account at a bank approved by the Dubai Land Department. The developer can only draw on it as construction milestones are checked by RERA, the real estate regulator.
Will buying here get me a Golden Visa?
Property worth AED 2 million or more may qualify the buyer for the UAE's 10-year Golden Visa, off-plan homes from approved developers included. The authorities make the final decision.
What is the service charge?
About AED 20 per sq ft a year (an estimate). It pays for the amenities, security, cleaning and upkeep of shared areas.
When will the tower be finished?
Handover is expected in Q4 2029. Buyers get a construction update every quarter.
Can I sell before handover?
Usually yes, once an agreed share of the price has been paid, under the developer's resale terms.
